September 24, 2026
Walk south from the Green this week and you'll pass four restaurants that didn't exist eighteen months ago, one storefront with butcher paper still taped over the windows, and a 3.4-acre mansion sitting exactly as empty as it was last fall. That's the version of downtown Morristown that the Festival on the Green returns to on Sunday, September 27, 2026, and it's a stranger mix than a typical "look what's new" recap suggests. Some of the biggest restaurant news of the year will be sitting on South Street that day with the lights off.
If you've lived here long enough to remember when Guerriero's occupied 90 South Street, or when the space inside Vail Mansion was still called Jockey Hollow Bar & Kitchen, the shape of that contrast is worth understanding before you plan your Sunday.
Four new dining rooms within a few minutes' walk of the Green have opened, and stayed open, since last year's festival.
Cotto took over 90 South Street in December 2025, in the space Guerriero's ran for two decades before closing. It's the newest concept from Stirling Restaurant Group, the same operator behind Stirling Tavern, Dublin Pub, and the Stirling Hotel, and the kitchen is run by chef Jordan Petriello, who came from Il Nido in Marlboro after stints in several Michelin-starred New York kitchens. Cotto runs as a BYO, which is a small but practical detail if you're used to restaurants downtown carrying their own wine list.
Parkside Tavern opened at 9 Speedwell Avenue inside HQ Plaza with an old-world tavern feel built around a French and New Orleans-leaning menu, two bars, and a whiskey list deep enough to notice. Its official ribbon-cutting is scheduled for October 16, but it has been serving residents since well before that date.
Las Brisaz opened at 63 Morris Street with a ribbon cutting on January 21, bringing Salvadoran cuisine to a stretch of downtown that hadn't had it before.
And fresh&co, a fast-casual salad and grain-bowl concept, opened its third New Jersey location at HQ Plaza in January, giving the plaza a lunch option that didn't exist a year ago.
All four have had months to settle in. None of them are the story everyone's actually been waiting on.
Two pieces of downtown's dining future will still be closed on festival day, and they're the two with the most attention riding on them.
Sushi Lounge is mid-renovation. Its full gut redo wraps up with a grand reopening on October 16, a little more than two weeks after the festival ends. Whatever the redesigned space looks like, residents walking the festival on the 27th won't see it yet.
The bigger absence is Vail Mansion. NJBIZ reported that Jockey Hollow Bar & Kitchen ran there for over a decade before closing abruptly in early 2025, and by October of that year the town had announced something considerably bigger to replace it: MM by Morimoto, a second outpost of Iron Chef Masaharu Morimoto's restaurant brand, developed with Montclair Hospitality Group. The plan calls for a 15,000-square-foot buildout across six themed dining spaces inside the historic mansion, with a dedicated steak and mixology program. Mayor Tim Dougherty put it plainly when the deal was announced, as NJBIZ reported: "Morristown has always been a place where history, culture, and ambition meet."
That was nearly a year ago. A source close to the project told Morristown Green shortly after the announcement that a planned November 2025 opening had already slipped to spring. Spring has come and gone. As of this month, no opening date has been announced. That's not a criticism of the project. Restaurant buildouts inside a 1918 Beaux-Arts mansion take the time they take. But it does mean the single biggest downtown dining story of the year still has an empty building attached to it, and residents expecting a preview at the festival won't get one.
Here's the state of downtown dining heading into the 27th, at a glance:
| Restaurant | Location | Status on Festival Day |
|---|---|---|
| Cotto | 90 South Street | Open since December 2025 |
| Parkside Tavern | 9 Speedwell Ave, HQ Plaza | Open, official grand opening Oct. 16 |
| Las Brisaz | 63 Morris Street | Open since January 2026 |
| fresh&co | HQ Plaza | Open since January 2026 |
| Sushi Lounge | South Street | Closed, reopens Oct. 16 |
| MM by Morimoto | Vail Mansion, 110 South Street | Closed, no date announced |
Four rooms ready to seat you this weekend. Two of the most talked-about additions to downtown still behind construction paper.
Parkside Tavern and fresh&co have both opened in the same building. HQ Plaza, formerly known as Headquarters Plaza, is partway through a $7 million interior renovation aimed at adding open gathering space, conference rooms, and upgraded amenities across the concourse that ties its three office towers to the Hyatt Regency Morristown. Parkside Tavern has a French and New Orleans-leaning menu and two bars, while fresh&co offers a $7 fast-casual lunch counter.
None of this changes what the festival has been since 1994: Northern New Jersey's longest-running fall street festival, run rain or shine from noon to 5 p.m. on the Green, with five separate entertainment areas, carnival games for kids, a beer tent, and more than 170 exhibitors covering local businesses, restaurants, and community groups. The scale of it is the same every year. What's different this time is everything within a few blocks of it.
If you want to treat September 26 and 27 as one continuous outing instead of two separate errands, here's a sequence that actually lines up with what's open.
A year from now, this list looks different. Sushi Lounge will have had a full season under its new design. Vail Mansion will either finally be open or will have missed a third target date. Either way, the pace of change on South Street over the past twelve months has been unusual for a downtown this size, and this festival weekend is a good moment to notice it before the next round of openings makes this version of the block feel like old news.
